We arrived in Hua Hin with the intention of renting an apartment in a condominium with a pool and gym, within walking distance of the sea and grocery stores. We calculated 10-12 thousand baht per month. Since in Pattaya it is possible to rent an apartment in a condo for this money, we hoped that we could easily find an apartment here too. But the royal resort surprised us again.

Condominium in Hua Hin

Arriving in Hua Hin, the first thing we did was not go to the sea, but immediately started looking for housing. Usually in a new city we check into a hotel for 1-2 days, during which time we walk around the districts and go to all the condominiums that catch our fancy. Since we usually don’t rent a bike or a car, we are looking for housing not in the middle of nowhere, but within walking distance from the sea and shops. In Hua Hin, we followed the standard procedure and encountered several unexpected features of the resort.

Features of renting apartments in Hua Hin

  1. The first thing that surprised us was that there are very few condos in Hua Hin. We naively believed that here, as in Pattaya, every first building would be a condominium, but we were wrong. Condominiums in Hua Hin can be counted on one hand. If you don’t have your own transport, you can walk down the street for 20 minutes and not see a single air conditioner... The most popular condos: Sport Villa, Condochain(Condo Chain) Navio(Navio Huahin Condominium)
  2. Apartments for rent in Hua Hin are in most cases only rented through agencies and all sorts of real estate offices. That is, if you just go to the reception, then with a 60% chance they will send you to the agents. Or they will call someone and give you the phone, where in the worst English you will have to discuss the issues of renting housing in this condo. In other cases, the reception staff do not speak English or the security guard, who also does not understand a word of English, does not let you in. In the remaining condos that we entered, at the reception we came across normal employees who could rent out the apartment without intermediaries... But then a third surprise awaited us.
  3. The cost of renting apartments in the most ordinary condominiums starts from 20 thousand baht($600). On average, you can rent an apartment in a normal modern condo near the sea for 30 thousand baht per month ($900) + utilities and internet. And we were counting on 10-15 thousand baht ($300-400). As it turned out later, for 10 thousand baht you can find housing, for example, the Condo Terminal, but we do not recommend considering this option without a bike, since getting to the sea and civilization on foot will take an hour in the heat and without sidewalks.
  4. Renting a house in Hua Hin is cheaper than apartments. It’s a strange feature, since it’s usually the other way around, even if you just compare the area of ​​a tiny studio apartment and a two-room house with your own territory.

Where to look for housing. Districts of Hua Hin

The city can be divided into 4 main areas - north and Cha Am, center, south and Takiab, as well as the west, which starts from railway and further inland.

We didn’t see anything in the north; in the center there are very few air conditioners, mostly only hotels and guesthouses. The main part of the housing is in the south and west. In the south there are both houses for rent and apartments. In the west, houses are mostly rented. The West is not worth considering without your own transport.

Renting a house in Hua Hin costs no more than an apartment, and often even cheaper. In Hua Hin there are several ennobled guarded cottage communities with a communal swimming pool. They are located 5-20 km from the sea, so you can’t do without your own transport.

Baan Ku Kiang (Baan Ku Kiang condo)- new condominium built in 2013. Several large buildings, a swimming pool, 10 minutes walk to the sea. Before we could find the reception, the guards sent us to the second building, where we met a girl who, apparently, was an agent. She offered a studio in this condo for 25 thousand baht per month. We didn’t contact her because we don’t really trust agents.

Marrakesh Residence— we thought it was a five-star hotel, but it turns out you can rent an apartment there. There are options with a kitchen and several bedrooms. A huge well-groomed area, several swimming pools, and its own beach.

My Resort Family Condo- a new huge condominium with several large swimming pools, a gym and a private beach. There are rooms 1 bedroom, 2 bedroom, family room. Everything is new and modern, a great option!

Navio Service Apartment- most budget option close to the sea, but a little strange in appearance. From the outside it looks old, but the rooms are decent. There is a swimming pool, 10 minutes walk to the sea, close to 7 Eleven. At the reception we were offered 18 thousand baht per month.

Baan Sansuk Condo- located in the Takiab area near the Cicada market. There are rooms with one bedroom, two or more. Full kitchen. If you're lucky, you can get a room with a sea view.


Bang Sangsook

The Seacraze Condomium- excellent new condo in the Mount Takiab area. There are apartments with a full kitchen with a stove, kettle and microwave. Large pool in the courtyard. Takiab beach is 5-7 minutes walk.


Siacris condo

During the first 2 days in the city, we explored the Takiab area and the center. We looked at about 10-15 condominiums. It turned out that on average, renting an apartment in Hua Hin is about 2 times more expensive than in Pattaya - from 20-25 thousand to 35-40 thousand baht per month (from 600-800 $ to 1000-1200 $). We even came across options for 50 thousand baht! Utility bills are also paid additionally. Water here costs on average 35 baht/unit, electricity 8 baht/unit, which is more expensive than government prices. However, if you rent a house, then payments will be at official rates (4-5 baht/unit). Another strange thing about housing in this city is that despite the rental price, the Internet is paid separately in most cases.

Geographically, the Hua Hin resort is divided into 4 separate areas - the Northern part and Cha Am, the Southern part and Takiab, the Center and the Western part. It is unlikely that you will be able to find a decent long-term housing option in the city center; the majority of hotels and guesthouses are concentrated here. Those who plan to stay in the city for a long time can safely go to the west or south. The first direction is characterized by apartment rentals, while in the south you can find both a house and an excellent apartment. If you plan to stay in the western part, then it is advisable to get your own transport, as without it it will be quite difficult here.

I will share my experience. I always book first cheap hotel for a couple of days. For these purposes I use the Hotellook website. On it you can choose a hotel according to your choice best price, since it displays prices in different systems reservations, thanks to which you can save a lot on accommodation. After I arrive in the city, I check into a hotel. Therefore, for the first days I have housing. Next, I rent a motorbike and go explore the area in order to find an apartment or house for a long term. The days I stay at the hotel are enough for me to cope with this task. I usually find housing on site within 2-3 days. After that, I check out of the hotel and move to my new house or apartment.

Usually, if you set a goal, housing is found quickly. Difficulties with searching may arise only at the end of December or the first half of January. This is due to the fact that at this time most tourists come on vacation, including to celebrate New Year and Christmas.

I never looked for housing online through intermediaries, I only communicated in person, thanks to which I could always see housing in real life before paying for it. Before paying, you should always read the rental agreement and find out what is included in the payment and what is paid separately (utilities, water, electricity, internet). This may vary depending on the property. You also need to find out the size of the deposit.

Apartment rental

You can find a suitable option for renting apartments in Hua Hin both in the city itself and closer to the coast. Each of them has its own characteristics, which significantly affects the pricing policy. But before you go looking for an apartment in Hua Hin, you should familiarize yourself with the following rules and features:

  1. Please note that there are not as many condominiums in which you can rent an apartment for a long time in Hua Hin as in neighboring Pattaya or Phuket. By and large, you can count them on your fingers, and if you want to get acquainted with all the options, you should use a taxi or a motorbike, since they are located at a decent distance from each other.
  2. Most of the apartments are rented out by agencies or realtors. Therefore, when you look at the reception of a condominium you like, there is always the option that you will be sent to such intermediaries. Not everyone at the reception knows English, which means it is unlikely to be possible to discuss the terms of the lease on the spot. In some condos, a security guard may not let you in at the reception, as a result of which you will still have to contact an intermediary office.
  3. If you do manage to get to the reception and chat with the employees, then there you may be greeted by another unexpected surprise regarding payment for the apartment. Typically, the cost of more or less decent apartments (if negotiated directly) starts from 20,000 baht and closer to the coast it often reaches 50,000 baht. If you try, you can find a small apartment for 10,000 baht, but without your own transport, staying in it is not always comfortable. Such options are usually located in the outback, and it will take at least an hour to get to the beach.

Rent a house

The peculiarity of renting housing in Hua Hin is that houses here are much cheaper than small apartments in condominiums. There are several cottage villages within the resort; most often they are located 5 to 20 kilometers from the coast. Accordingly, it is unlikely that you will be able to live comfortably here without your own transport. Each village has a communal swimming pool.

Most of the houses are rented for a long time, the monthly rent starts from 20,000 baht. At the same time, you will have at your disposal quite spacious housing with its own territory and parking space. If you wish, you can find a daily rental option, but they are not in great demand.

Popular condominiums

Condominiums are one of the main types of housing that are widely available in Hua Hin. Their variety is not particularly great, but both budget tourists and those who are used to living in comfort will be able to find an option to their liking.

This condo is located in the southern part of the resort, geographically even closer to its center. The rooms at Sport Villa are spacious. Amenities include the necessary furniture, refrigerator, TV. The price includes use of the swimming pool. In your free time, you can visit the gym; one workout will cost you 80 baht. Not only condominium residents exercise in the hall, so it never remains empty.

The monthly fee for a standard room is 9,000 baht plus utilities. If you choose the option with a kitchen, the cost may increase significantly.

The condominium is located in the northern part of Hua Hin. This option does not have the most advantageous location, since it is significantly distant from the city center, and plus the distance from the beach is at least 2 kilometers. It is best to stay here for those who will travel by their own transport.

The place is quite quiet, the disadvantage is the lack of shops or Thai cafes. Guests can freely use the swimming pool, which is surrounded by sun loungers. The rooms are equipped with wooden furniture and the amenities include everything you need for comfort, including a kitchen and a balcony. Monthly room rent is 15,000 baht plus utilities. For this money, cleaning is carried out once a week and bed linen is changed.

Relatively close to Sport Villa you can find another good condominium, Baan Khun Koey. This is one of the newest condominiums within Hua Hin. A gym and swimming pool are available for guests. The rooms here are relatively small, recently renovated and equipped with modern furniture. Each of them has a separate kitchen and a spacious balcony.

The infrastructure around is quite well developed. There is a 7-11 store, a cafe, several grocery stores, and they also sell fresh fruit. The monthly fee for this housing option is 15,000 baht.

Baan Pleang Ploen

Baan Pleang Ploen condominium is located in the southern part of Hua Hin in the Takiaba area. The beach is a 5-minute walk away, there are shops, cafes and a fruit market within walking distance. The rooms are very cozy, the kitchen is equipped with a microwave, toaster, refrigerator, dishes and other amenities. Also, as in previous options, there is a gym and a swimming pool.

The cost of monthly accommodation is 13,000 baht, additionally paid for utilities and Internet services.

One of the most interesting condominiums near the coast can be considered Navio Service Apartment. It occupies an old building with a rather interesting design. But despite this, the rooms here are very decent. All living quarters are located on the second floor. There is also a swimming pool and a gym. The first floor is occupied by the reception and car parking.

All rooms are standard up to 50 m2. They consist of a bedroom, a combined kitchen and a living room. There is everything you might need for comfort. In a few minutes you can reach the sea, there is a store nearby, several cafes, night market. Monthly room rent is 18,000 baht.

For those looking for accommodation in a quieter area, The Seacraze Condomium opens its doors. It is located within Takiab beach, within walking distance of it there is a night market. The condos are available in a variety of 1, 2 or 3 bedroom units and feature a fully equipped kitchen. Some rooms have sea access.

Baan Sansuk Condo is located 10 minutes from the central part of Hua Hin. The infrastructure around it is well developed; in 5 minutes you can drive to the Market Village shopping center. All condominium rooms are modern, have comfortable furniture, a kitchen and a living room.

It is quite popular. This is a luxurious and expensive condominium that looks like a 5-star hotel. Apartments are available from one-room to four-room. The cheapest option costs 40,000 baht per month. The condo has a swimming pool, restaurant, bar, gym and spa. The city beach is within walking distance.

The issue of renting housing will always be relevant for those who come to Hua Hin for a long time. Don’t rush to immediately move into the first home you come across, be sure to read the terms of the lease and don’t forget to sign an agreement that will outline all the most important points.

Friends, hello! I decided to talk about how we independently looked for housing in Hua Hin. In this article I tried to collect information about the condominiums we were in, rental prices, utility costs and location.

Offers for renting real estate in Hua Hin are very diverse - for every taste and budget. You can rent an entire house, townhouse, apartment or condo. It's up to you to choose.

We previously rented a condo at Sport Villa. But at the beginning of the year, our rent ran out, and the dollar has grown a lot. At this price it became expensive to shoot. We started looking for where to rent a cheaper home and meet the limit of up to 15,000 baht.

At first, we decided to give up renting apartments in favor of a house. After traveling around several villages, we realized that we “couldn’t afford to rent a house.” Or rather, there are inexpensive houses, but in fact:

  • they are small;
  • there is no territory near the house;
  • in the villages where these houses exist, there are usually very small communal swimming pools and no exercise equipment;
  • in the evening there is nowhere to go for a walk;
  • You have to drive to the shops and it’s not very close.

In short, if you rent a house, it will be at a completely different price level - then you can enjoy living in the house.

As a result, we turned our attention to searching for an inexpensive condo.

Our terms and conditions for rental housing:

  • with kitchen (microwave, stove, minimum cooking utensils);
  • pool;
  • gym (if possible);
  • close to shops, markets.

Condo rental time: 4 months or more.

The design makes you smile. Bright multi-colored columns, rounded corners and multi-colored asymmetrical windows.

The reception and parking area are located on the ground floor. Residential floors start from the second, on which there is a swimming pool and a gym.

Number: footage 48 m2. The living room is combined with the kitchen, the bedroom is separate. You go straight into the kitchen, which has minimal equipment: a refrigerator, a stove with 2 burners, a kettle, a microwave + kitchen utensils for two. The only utensils are plates and cups. There are no other dishes. If you live a long time, you still want to buy something.

There is a small table for 2 people with chairs against the wall, and a sofa with a TV near the window. There is even a balcony. The photo turned out dark. The light from the window was very bright and darkened the entire kitchen. I found another photo to show you.

I check what's in the closets. I found 2 glasses :)

The room is really very bright and light. There is one minus - the windows look directly onto the neighboring condominium. Extend your hand and you can say hello to your neighbors in the morning. You certainly can't open the curtains in the bedroom.

They showed us a room that had not yet been cleaned.

Price: 18 thousand baht per month. Monthly fee: electricity + water + internet. We were shown a room on the 5th floor, wi-fi was fine. We negotiated for renting a condo for 16 thousand baht, but there were more disadvantages, and the price was not satisfactory. So we went further to explore.

Neighborhood: the sea is 5 minutes away, many cafes and grocery stores, close to the Cicada night market, Monkey Mountain.

Franjipani

Location: Khao Takiab, southern part of Hua Hin

Peculiarity: a new contract is concluded every month

This is one of those condos that I liked and would stay here. The condominium is located a little far from the road and is very calm and quiet here, with few people.

A huge swimming pool stretching over the entire area of ​​the hotel with a bunch of sun loungers and tables.

Along the pool there is an alley of flowering trees with a wide walking path and shady places. There is a cafe, but it wasn’t even open when we arrived.

Franjipani offers rooms for long and short stays. According to the conditions if you stop at short term, that is, only a small bedroom. For long-term rentals, they come with a kitchen. But these are their rules. If you rent through an agent, you can find suitable ones.

Sport Villa

Location: southern part, closer to the city center

Back in Russia, we went to the website and sent them a request. No use. Just as they filled the site in 2010, they never visited. It’s better to contact a real estate agency, they will respond faster.

I liked living in Sport Villa. Mostly standard condos are made without a kitchen. It’s the owners who are building in a small kitchenette, or in our case quite a spacious one. But we lived in a corner condo, combined from 2 small ones. Read a detailed article about our condo.

The simple room has a refrigerator, microwave, kettle, and TV. This includes free use of the small swimming pool.

Standard room in Sport Villa

Although Sport Villa has two pools, the larger one costs 50 baht for the whole day. It is also one of the public swimming pools, i.e. anyone can come and pay to enjoy swimming. The surges happen mostly on weekends, but still not that many people swim there.

There is a gym for 80 baht per visit. Quite a normal rocking chair with a bunch of iron and exercise equipment. Sometimes the hall is very busy, because... he is also public.

There is a cozy cafe near the pool. The food is quite tasty. We went to the cafe to work, because... free WiFi. You take your computer and sit near the pool in the shade. There are not many people either, mostly European retirees.

In stock: 2 swimming pools, good gym, yoga studio, restaurant, sauna, wi-fi is normal on the ground floor.

I recently drove by and noticed that the building's façade had been renovated and painted. Close to the city center. You take the minibus and after 7 minutes you are already there, tuk-tuks are also grazing nearby. Nearby is the hand-made market Cisada market (Cicada). One of the inconveniences is that you have to cross the road to get to the beach. There are few traffic lights in Hua Hin, and there are no pedestrian zebra crossings - the driver is right here.

Taweeporn

Location: north of Hua Hin

I recommend this option to those who will have their own vehicle. It is located a bit far from the city center, and the sea is about 2 km away. There were no shops or shops nearby either. But it is very quiet and peaceful here.

On the first floor we are waiting for a guide to inspect the rooms. And next to it is a pool with cool water. Eh, I’d like to take a dip 🙄

Vacationers lie imposingly on sun loungers near the pool. Nothing disturbs the silence here.

The condominium area is large and vacationers stroll leisurely here.

Everything inside the room is solid – wood, wood everywhere.

In the corridor in front of each room there is a small niche where shoes are left. You go straight into the bedroom, and the kitchen and table are on the balcony. It has a 2-burner stove, microwave and kettle. There are no saucepans or cutlery.

On site there is a large swimming pool, gym, bar, room cleaning.

Price: 15 thousand baht. This includes cleaning once a week + linen change once a week. You pay for utilities separately.

Hin Nam Sai Suay

Location: north of Hua Hin. Not far from the Makro supermarket.

There will be plenty of fun here with kids. First you pass a pond with fish and a huge pool with water slides, mini-waterfalls in the form of fungi, and other marine fauna.

Other services include a restaurant, gym, massage, laundry. Every morning breakfast (buffet) is available for an additional fee.

Number We were shown a two-level one. On the first level there is a living room and a kitchen, on the second there is a bedroom. I liked it.

Across the road is a huge Makro store. So there is a place to buy groceries.

Price: 12 thousand baht for a stay of 6 months or more + deposit. They didn’t agree to a shorter period, so it didn’t suit us.

Baan Khun Koey

Location: southern part, closer to the city center, next to the Sport Villa condominium

Relatively new condominium. The architecture is similar to our condo that we currently live in.

Swimming pool, separate gym (bench, dumbbells, treadmills and “pedals”).

The room is small, but there is a separate kitchen and bathroom. Entrance door to the living room-bedroom.

The room has a table for two with chairs, a sofa, a TV and a bed. Everything is still new and clean.

The kitchen has a microwave, kettle and dishes for 2 persons.

There is a 7-Eleven store nearby, next to it a woman sells fresh fruit, macaroons, and a cafe. Across the road further away is the Cicada night market. There is also a fruit market, we went on foot. Someday in another article I will describe where all the markets in Hua Hin are located.

There is only one serious problem - it is located near the road junction and go to the other side, where the road to the beach is a little difficult. But if you move a little away from the junction, you can cross the road :)

Price: 15 thousand baht per month + 50% prepayment of deposit. The contract is long-term.

Baan Pleang Ploen

Location: Khao Takiab, southern part of Hua Hin

This is where we live now. The condo is small but cozy. Do some exercises in the gym in the morning, and cool off in the pool after lunch. The rest of the time is work 😐

The pool is warmer than in the Sport Villa. Because it is protected from the winds by the condominium buildings. And even when it’s windy outside, the water is very pleasant.

In stock: induction cooker, microwave, kettle, toaster, necessary utensils for cooking.

When we looked at the condo ourselves, we were told the amount of 14 thousand baht, subject to a stay of more than 3 months. And then the room is on the first floor. But the agency turned out to be a thousand cheaper. That's it :)

Price: 13,000 baht per month. Utility bills and internet monthly. We only bought a simple steamer and some small items.

5 minutes from the sea, across the road there is a grocery store, cafes, shops, laundry and massage parlors. Be sure to take a look here. I like foot massage and relaxation massage. But traditional Thai with dislocation of limbs and raising the legs to the ear with my joint did not suit me. Why are they so excited about him?

The results of our searches

Summarizing now all my experience, I can say that personally contacting condominiums does not always help you find a suitable option in terms of price and requirements.

Disadvantage of renting directly from a condominium:

  1. many are sent to the agency that built the condominium;
  2. They provide a standard set of kitchen utensils (2 pieces of plates, spoons, forks each), a microwave, an induction hob and, of course, a toaster - buy the rest yourself;
  3. It's not cheaper than renting through an agent.

Through the agency it was always possible to rent an acceptable room with kitchen utensils and everything necessary. And if you are staying for a long time, it is quite possible that the owner will agree to buy something in addition, dividing the fee in half.

Therefore, 3 days independent searches Under the scorching sun, I realized that I didn’t have enough time to travel around everything and it would be easier to contact an agency and rent a house. That's what we did. And I haven't regretted it yet. By the way, Konstantin’s price for a condo in Baan Pleang Ploen was even cheaper than what we asked directly.

If you want to live right next to the beach, then regardless of the area, you will need to rent an apartment. They are the ones who are being built on the first lines, not the houses. If you are satisfied with the third and other lines, then you can consider renting a townhouse. But still, you will have to look for a townhouse within walking distance from the sea.

They usually live either in Hua Hin itself or on Takiab, an area south of the city near the mountain of the same name. Hua Hin is a small city, so no matter where you live, everything will be relatively close. If you look at the map, it is stretched along central beach, which starts from the road leading from the railway station to Mount Takiab. In fact, along the entire coast you can live in one of the condominiums. In the western part of the city there are townhouses and houses.

What types of housing are there on the island?

The main type of housing in Hua Hin is condominiums and townhouses. These are what urban development consists of. Moreover, townhouses are usually quite simple, they can be a little shabby and without air conditioning. Condominiums, on the contrary, have a Euro style: laminate flooring, better furniture, beautiful bathrooms and modern kitchens.

There are generally tensions with houses in Hua Hin compared to Phuket and Samui. They exist, yes, but they are all quite far from the sea, and if there is no transport, then it will be difficult to live there. At all most winterers live in townhouses because they are cheaper than condominiums and houses. In addition, you can find a townhouse that is 10-20 minutes walk from the sea. Usually townhouses are located in Hua Hin itself.

Cost of townhouses and apartments in Hua Hin

The cost of housing depends on how long you need the apartment for, whether you rent it through an intermediary or contact the owner yourself, as well as on your ability to bargain. It must be said that in Hua Hin there are a lot of housing for rent through agents or Airbnb. Foreigners buy apartments, live in their homeland, and the housing is rented out without their participation. Thus, if the owner can rent a studio for 13-15 thousand baht, then the agent will offer it for somewhere around 18-20, hence the high prices in general. Apartments cost on average 13-20 thousand baht per month for a studio or one-bedroom apartment, and 20-30 for double-bedrooms or more. In Hua Hin itself the price is usually slightly higher than in Takiab.

Airbnb is a good service through which you can rent private housing without intermediaries, both daily and for a longer period. Townhouses are considered budget housing and are preferred by most winterers. You need to look for them on the spot upon arrival. On average, the price for a townhouse will be about 10-12 thousand baht. At the same time, you will get a larger area than in apartments for 15 thousand. Well, houses cost about 20 thousand baht and more.

Infrastructure

There are several supermarkets in Hua Hin. The main and large Tesco is located in shopping center Market Village is in the very center of the city, that’s where everyone usually goes to shop. From the same Takiab it’s not a problem to get there by minibus, 10-15 minutes. There is also Market Villa right next to Market Village, Big C in the west of the city (it’s inconvenient to get to by minibus), Makro in the very north of the city (near the airport), a small Tesco in the south not far from Takiab, but you can only get there with your own transport.

So, if you are tied directly to walking distance to Tesco in Market Village, then you need to live in the center of Hua Hin or near it, and it is noisy, crowded, there is a busy highway that cannot be crossed everywhere with a stroller (the southern part of the main road with a concrete barrier , you won’t cross), and in general, apartments are more expensive than on the outskirts.

Takiaba has its own fruit and vegetable market, which is open on Tuesdays and Saturdays on the temple grounds, so there is no need to go to Market Village. Hua Hin itself also has markets.

Transport

There are several minibuses (songthaews) running around the city, which have different routes depending on what color it is. For example, on green roads you can travel along the entire city along the main road all the way to Takiab. The price is fixed, for example, travel from Hua Hin to Takiab costs 15 baht.

Thus, if you live along the routes, then renting a bike or car is not necessary. Although, of course, it is more convenient to travel by your own transport.
